Best DSCR Loan Options Compared for Investors (2026)

"DSCR loan" is not one product. It is a family of investor programs that all qualify on the property's rental income instead of your personal income, but they differ on leverage, payment structure, property type and who can borrow. Picking the right one can be the difference between a deal that cash-flows and one that does not.

This guide compares the main DSCR loan options available to real estate investors in 2026: what each one is built for, who it fits, and the trade-offs to weigh. TAG Lending Group (NMLS #2329372) is a wholesale and non-delegated correspondent lender in Miami with access to a broad network of investors, so we see how these programs compare side by side every day.

Quick comparison: DSCR loan options at a glance

DSCR option Best for Main trade-off
Standard DSCR purchase Buying a long-term rental without income docs Larger down payment than owner-occupied loans
DSCR cash-out refinance Pulling equity to buy, renovate or pay off short-term debt Lower max leverage than a purchase; seasoning rules
Interest-only DSCR Maximizing monthly cash flow No principal paydown during the interest-only period
40-year DSCR Lowering the payment to help the ratio qualify More total interest over the life of the loan
Higher-leverage DSCR Strong-credit investors who want to keep more cash Tighter credit, ratio and reserve requirements
Low-ratio / no-ratio DSCR Properties where rent does not fully cover the payment Lower leverage and larger reserves
Short-term rental DSCR Airbnb and VRBO properties Income documentation and leverage vary widely
2–8 unit and mixed-use DSCR Small multifamily and storefront-plus-residential More property review; lower leverage than 1–4 units
Portfolio / blanket DSCR Investors financing several rentals at once Releasing one property can carry conditions
Foreign national DSCR Non-U.S. residents buying U.S. rentals Larger down payment and reserves
Condotel DSCR Hotel-style condos with rental programs Limited lender availability; project review

How DSCR qualification works (the one thing every option shares)

The debt service coverage ratio compares the property's monthly rent to its monthly housing payment: principal, interest, taxes, insurance and any HOA dues. A property that rents for $3,000 with a $2,500 payment has a DSCR of 1.20. Most programs want the ratio at or above 1.00, and a stronger ratio usually unlocks better leverage. Run your numbers with the DSCR calculator.

Because the loan qualifies on the property, you typically do not provide tax returns, W-2s or pay stubs. Lenders still review your credit, assets and reserves, and DSCR loans are for business-purpose investment properties only.

1. Standard DSCR purchase

The core program: buy a long-term rental and qualify on market rent or an existing lease. It is the right fit for most self-employed investors, investors with complex tax returns, and anyone who has run out of room on conventional investment financing. Many investors close in an LLC. See DSCR loans for LLC investors.

2. DSCR cash-out refinance

Takes equity out of a rental you already own, qualifying on the rent. Investors use it to fund the next purchase, pay for renovations, or refinance out of a hard money or bridge loan. Maximum leverage is lower than on a purchase, and lenders set seasoning requirements. Details: DSCR cash-out refinance.

3. Interest-only DSCR

For an initial period, you pay interest only, which lowers the payment and can raise the ratio. It works well for investors focused on cash flow or planning to sell or refinance within a few years. The trade-off is no equity built through principal paydown during that period, and a higher payment when it ends.

4. 40-year DSCR

Stretching the amortization lowers the monthly payment, which can be the difference between a ratio that qualifies and one that does not. Total interest paid over the life of the loan is higher.

5. Higher-leverage DSCR

Some programs allow a smaller down payment for investors with strong credit, solid reserves and a healthy ratio. It keeps more cash available for the next deal, but the qualification bar is higher and pricing reflects the added leverage. See DSCR MAX.

6. Low-ratio and no-ratio DSCR

In high-value markets, rent does not always cover the full payment, especially with high taxes, insurance or HOA dues. Some programs accept ratios below 1.00, or no ratio at all, in exchange for a larger down payment and more reserves. It suits investors betting on appreciation or rent growth.

7. Short-term rental DSCR

Qualifies on vacation rental income instead of a long-term lease. Lenders differ on whether they use projected market rent, trailing booking history from Airbnb or VRBO, or both, and some apply lower leverage. Check local short-term rental rules before you buy.

8. 2–8 unit and mixed-use DSCR

Covers small multifamily buildings and properties with commercial space on the ground floor and apartments above, which fall outside most residential programs. Expect a more detailed property review. See 2–8 unit and mixed-use financing.

9. Portfolio and blanket DSCR

Finances several rental properties under one loan or one coordinated approval, so you manage fewer notes and closings. Ask how releases work if you sell one property, and whether the ratio is calculated per property or across the portfolio. See portfolio and blanket loans.

10. Foreign national DSCR

Lets non-U.S. residents finance U.S. rental property, often without a U.S. credit score. Down payment and reserve requirements are higher, and documentation includes passport and foreign asset verification. See foreign national DSCR loans.

11. Condotel DSCR

Hotel-style condos with on-site rental programs are excluded from most DSCR programs. Dedicated condotel programs exist with their own project review and leverage limits. See the condotel loan program.

How to choose the right DSCR option

  • Start with the property: unit count, condo vs. house, long-term vs. short-term rental. That narrows the field fastest.
  • Run the ratio: if it is tight, interest-only, 40-year or low-ratio options may be the path.
  • Decide on cash vs. leverage: a higher-leverage program keeps cash in your pocket; a larger down payment usually improves terms.
  • Plan the exit: holding long term, refinancing or selling changes which structure and prepayment terms make sense.
  • Vest it right: decide early whether to close in an LLC.

Which DSCR option gives the lowest monthly payment?

Interest-only and 40-year DSCR options typically produce the lowest payment. Both trade lower payments today for slower equity build-up or more total interest.

Typically not. DSCR loans qualify on the property's rental income. Lenders still review credit, assets and reserves.

Can foreign nationals get a DSCR loan?
